The Johannesburg CBD is in need of revitalisation to regain its stature and influence as a world-class city. Factes Africa is committed to the redevelopment of the city through the M2 Smart Mega City project and has acquired various buildings within the area, including the Kine Centre. Factes is leading the M2 Smart Mega City development and engaging other property owners to support the initiative to attract new financial investment, improve infrastructure and boost economic development in the region.

The proposed R10-billion smart city will be located on the southern side of Johannesburg’s city centre, north of the M2 highway and west of the M1. M2 city is set to comprise downtown suburbs such as Marshalltown, Salisbury, Ferreirasdorp and Selby.

The dilapidated area is currently dominated by industrial, commercial and medium- to high-density residential housing and the initiative intends to renew the CBD through four smart-city pillars: safety and security; energy (green and alternative energy solutions); bulk infrastructure (upgrades and renewal) and connectivity.

The aim is to make M2 Smart Mega City a hub of sustainability with safe and active streets, accessible transport and efficient buildings, and to address the shortage of affordable housing and create liveable neighbourhoods with improved infrastructure, public spaces and social facilities near educational institutions and transport.

The professional team has been appointed and work has started. A draft concept plan has been developed, and comprehensive project and implementation plans are being drawn up. Factes will be engaging with the City of Johannesburg, Gauteng Department of Human Settlements and national Department of Human Settlements for their indispensable support.
